Here are 10 Upgrades I Swear Will Make a Big Difference When Selling your Huntington Beach Home

When you’re getting ready to sell your home, it’s easy to assume that major renovations are the only way to increase value.

In reality, there are many smaller improvements that can make a significant impact on buyers which together have a positive return on investment and can speed up the sale of a home.

There are simple upgrades, which enhance the way your property looks, feels, and functions without draining your bank account. When completed, these cosmetic changes can help your home stand out.

1) Declutter & Right Size Furnishings

I often say to my clients:  “Livability and Salability are polar opposites”.  Big sofas are comfortable, but they make rooms look smaller… lots of family photos make a house a home… but they draw attention away from the features.  Poorly placed (or too much) furniture can make it difficult for buyers to understand how their furnishings would be placed into the home.  Overstuffed closets make it appear that the home does not have enough storage… in essence the term “Less is more” applies when trying to prepare a home for sale.  Remember, you want it to be more “saleable” rather than more “livable”.   If you do not know exactly what to do, I have an excellent stager who can help you declutter and right size your furnishings.

2) Super Deep Cleaning

Nothing makes a house look, feel, and smell better than a thorough deep cleaning. It also illustrates pride-of-ownership, which is an indicator that the home is well maintained.  The carpets, windows, and screens should also be cleaned shortly before the home goes on the market.  I have the contact number of a maid service who knows exactly what needs to be done to prepare your home. If carpets are worn or stained beyond what professional cleaning can improve, replacement of one or more rooms may be advisable.

3) Painting the walls and ceilings

The walls and ceilings represent approximately 75% of all the surfaces a buyer sees when they enter the home.  So, fresh paint makes the biggest impact and offers the best ROI because it updates the home and is a job that can be done by a homeowner.

New paint masks years of wear and odors while providing a clean slate.  Realtors call it a “blank canvas” that helps buyers mentally move their own furniture into the space.

Ceilings stains and visible repaired damage from roof or plumbing leaks can create buyer concerns. Even if the plumbing/roof leak was fixed years ago, that visual cue creates doubt, and the buyers start wondering what else might be wrong with the property. Careful prep of the area and a coat of paint can eliminate these concerns and help buyers focus on the house instead of potential problems.

If the ceilings still have cottage cheese or there are plainly visible ceiling stains/damage, I recommend this work be handled by a professional painter.

What color should you paint the walls?  The answer to that question changes year-to-year, but in 2026 the answer is white-on-white (white walls, white trim).  Ask your painter about colors. The most recent color my painter has been using is “Whisper White”.  I can refer several painters who specialize in helping homeowners prepare their homes for sale.

5) Make sure “it” works

It might sound like a minor fix, but when everything “works” showings go much better! Spend $50 to $250 on fixing your home’s door problems, like doors that stick, don’t latch, or rub the frame. Other typical needs include: Replacing cracked light switches & plates, fixing a handle that is mis-aligned, repairing damaged screens & fogged windows, securing low voltage loose wires, and adjusting cabinet doors.

6) Install a smart thermostat & Ring doorbell

For $300 to $400, you can have a smart thermostat installed.  This upgrade instantly modernize older homes.  Buyers are very focused on utility costs right now, and this piece of tech subtly implies that the home is energy efficient while cutting monthly usage.  A Ring Doorbell will alert you when showings begin, and when they end… it also indicates that you have made smart upgrades to your home the moment the buyer arrives.

7) Upgrading your light bulbs

I recommend changing all of your lights to 3000K LEDs. Make sure all the light fixtures and lamps are working and that they all have the same color temperature bulbs. We want the home to be “light & bright”.  Do not discount how important good lighting is for making a home look more attractive.

8) Paint/Clean the front door, change the doormats, and doorknobs

Make sure the front of your home looks polished and be certain the lock is lubricated and easy to open. Replace the old doorknobs with something modern and nice. A worn doormat suggests your home is also worn, so replace it!

9) Pressure washing the exterior & walkways

Make sure the exterior of your home is properly cleaned. Hiring a professional to pressure wash your siding, stucco, driveway, and walkways vastly improves your property’s curb appeal. Blasting away years of moss and grime makes the home look rigorously maintained.

10) Enhancing the landscaping

Having attractive landscaping is a smart way to increase home value. Emotion sells homes and a beautifully landscaped yard is appreciated by home buyers. Trim the trees away from the home, add mulch around the trees and flowerbeds, trim bushes, plant flowers, and cut the lawn.  All these things make a difference in the curb appeal of your home.

When preparing to list your home for sale, the smallest details matter. Fresh paint, updated fixtures, and curb appeal improvements make a space feel brighter, cleaner, and move-in ready. These simple changes are what some homeowners overlook, and things that were not necessary during recent strong seller’s markets.  But, we are back into balanced market conditions now.  So, by focusing on affordable upgrades that keep comfort and style in mind, sellers can help their homes sell more quickly for a higher price.
